Located in the Pioneer Square Historic District and originally built in 1915, this partially vacant historic hotel suffered moderate damage during the 2001 Nisqually earthquake and was red-tagged. CLARK / BARNES provided design services for the building’s renovation and rehabilitation, including damage repair, seismic and life safety upgrades and a change of use for the entire building.
Over 200 hotel rooms on the upper floors were converted into 44 units of affordable housing, while the ground floor and basement were transformed into artist studios, lobby, and retail space. Special care was given to preserve the building’s historic character in conformance with the Secretary of Interiors’ Standards. The original façade, wood windows, and many of the interior features were restored to their former glory and provide the neighbourhood with a stunning glimpse of the past.
