Located in Capitol Hill, this existing high-rise development was originally built as a luxury residential building when constructed in 1965. Featuring marble, terrazzo, oak, and custom tile work in all 179 apartments, including the four sprawling penthouses, the building includes stunning historic interior design details.

CLARK / BARNES provided architectural and interior design services for this exciting restoration project. The renovation of Panorama embraces the 1960s character of the building, preserving existing materials and adding more color and texture throughout the common spaces to balance history with modernity. Each apartment features updated finishes and appliances, while the floor plans were transformed to open concept to suit modern lifestyles and take advantage of the amazing views. Each apartment has a private deck with unobstructed views of downtown Seattle, the lakes, and the Cascades. New amenities also feature, with a resurfaced exterior pool deck, fire pits, lounge, and party spaces, to create comfortable resident zones.

The interior design reflects the original style of the building’s 1960s era, with color blocking furniture and sputnik pendants. Each floor greets residents with a color-pop textured wall at the elevator lobbies to provide individual wayfinding. Apartment kitchens integrate mod tiles and a mix of unique elements, while the original lobby marble walls and tenant wood parquet floors were maintained and restored throughout the property.
