Formerly called Theodora, this Northwest Modern heavy-timber building was originally designed by Grant Copeland and Cervenak. Located in North Seattle’s Ravenna neighborhood and constructed by Volunteers of America in 1965, the building was home to low-income and elderly disabled persons, originally containing 113 sleeping units, a shared kitchen, dining, and amenities on a rare 64,000-SF lot.
CLARK / BARNES undertook a substantial renovation of the existing building to combine units and create 52 studio, one- and two-bedroom apartments. An additional 36 units were added to the south of each building wing to expand the development further. The new design protects the original character of the of the existing building, while introducing a striking new modern addition. The two buildings are connected by glass enclosed elevated walkways, and the full-scale upgrade includes amenities such as a rooftop lounge, games room, barbecue area, and yoga studio.
CLARK / BARNES secured City of Seattle Designated Landmark status for this building, which enabled a special tax valuation for the renovation. MOD Apartments was the first mid-century modern building to be individually landmarked in Seattle.
