CLARK / BARNES was engaged to provide masterplanning services for Emerald Landing to ensure strong connectivity for the site. Land use and transport assessment identified the isolation of the Northlake area from current and future light rail, freight rail, urban centers and villages, and manufacturing and industrial centers. This confirmed that physical industrial uses would not be supported by the existing connectivity, thereby limiting the future use of the site.
This planning research by CLARK / BARNES determined that the existing connectivity was perfectly suited to support future residential, commercial, and recreational use, with the water access enhancing these newly identified possible uses. The masterplan encouraged the use of future development that serves residential, commercial, and recreational uses to engage the surrounding community and create a new urban environment within the existing connectivity structure.
