The Stimson Company owns the Salmon Bay Centre, more than eleven contiguous acres of property along the Salmon Bay waterway, as well as the adjacent marina. It comprises a mix of buildings occupied by office, warehouse and manufacturing tenants, who expressed a desire to expand. Stimson engaged CLARK / BARNES to deliver a master planning study to formulate a long-range plan for development of the existing property and determine the best way to meet the anticipated near-term needs for tenant growth.
CLARK / BARNES created a master plan that recommended a five-phase development, focusing on a framework that allowed for development over approximately twenty years, that responded to future trends for the Ballard community, created connections to the urban core, and maximized potential of the unique waterfront location. The plan worked within trends and precedents set by the Department of Design, Construction and Land Use (DCLU) for the development of industrial properties, and carefully responded to the market demand for existing and anticipated parking requirements. The phased master plan significantly increased the rentable floor area to increase income, create multiple potential uses with future flexibility, worked within existing zoning, and was deliberately planned to minimize disruption to existing tenants and income streams.
